Searching for commercial roofing contractors? Ask these questions

Regular maintenance of commercial buildings is a must, not just for safety, but also for aesthetics. Roofing repairs are often necessary after a few years and shouldn’t be taken for granted, considering that the roof adds to the structural integrity of the building. To get started, you must find a reliable contractor that specializes in commercial building roof repair and replacement. In this post, we are sharing questions that are worth asking.

  1. Are you licensed and insured?

In almost all states of the US, commercial roofing contractors are required to have a valid license and relevant local permissions. Check if the roofing company has those papers to show. Secondly, ask about insurance. Liability insurance is a must because roofing repairs are risky, and if there is any damage to the building, the liability would end up on the owners. Ask if their workers have workers’ compensation coverage.

  1. What kind of commercial roofing contracts do you take?

The work profile of a contractor or roofing company is as important. Ask them about the common kinds of roofing solutions they provide, which should include popular options like EPDM/Rubber Roofing, Sarnafil Roofing, and Metal Roofing. Also, check if the company is available for smaller repairs and projects.

  1. Do you offer maintenance contracts?

With regular roofing maintenance, commercial buildings may not need a roof replacement in decades. When you call a roofing service, ask them if they have maintenance contracts. Many companies even include bi-annual inspections, which is a great way to keep an eye on possible roofing issues.

  1. Do you offer any warranty on the job? Will you offer a no-obligation estimate?

Most commercial roofing contractors will be happy to offer an estimate, but don’t settle for the first offer. Make sure that the estimate offered by a contractor is transparent, shows all the inclusions and exclusions, and if you have been promised a discount or offer, the same must be mentioned too. Also, for selected roofing repairs, you can expect a warranty on the work, which is a good way to judge the workmanship of the roofing service.

  1. What safety standards and protocols do you follow?

Roofing jobs have inherent risks, and the last thing you would want is a mishap. Ask the contractor about the basic safety standards and protocols that they follow, besides steps taken to complete the work within the promised time.

Ask for references too and do check if the contractor has good reviews.
